For Homeowners

Selling Your Home

From property condition to closing timelines, here are answers to common questions about selling directly to Ambassador Properties.

What types of homes does Ambassador Properties buy?

We consider a variety of residential properties throughout the greater Seattle area, including single-family homes, inherited properties, rental properties, and homes that may need repairs or updates.

Every property is different, so we’ll review its location, condition, and other details to determine whether a direct purchase is possible.

Do I need to make repairs before selling my house?

Not necessarily. Ambassador Properties considers homes in their existing condition. You may not need to complete renovations, make cosmetic improvements, or prepare the property for traditional showings.

Tell us about the property’s current condition, and we’ll discuss whether an as-is purchase could be an option.

Can you buy my house if I’m behind on mortgage payments?

Potentially. Being behind on mortgage payments doesn’t necessarily eliminate your ability to sell a property. However, the available options depend on factors such as the outstanding loan balance, liens, property value, and any foreclosure deadlines.

We can discuss your property’s circumstances, but a sale is not guaranteed and contacting us does not stop foreclosure proceedings. If foreclosure is a concern, it’s important to speak promptly with your loan servicer and a qualified housing counselor or attorney.

How quickly can I sell my house to Ambassador Properties?

The timeline depends on the property, title status, purchase terms, and closing requirements. Some transactions may be completed more quickly than traditional listings, while others require additional time.

If you have a specific closing date in mind, let us know so we can discuss whether it’s feasible.

Will I have to pay real estate commissions?

When Ambassador Properties purchases your home directly, we’re acting as the buyer, not your listing agent. We don’t charge you a brokerage commission for acting as the buyer.

Other expenses, such as closing costs, existing liens, or fees under a separate representation agreement, may still apply. The purchase agreement will outline the transaction terms.

Am I required to accept your cash offer?

No. Requesting an offer does not obligate you to sell your home. If we’re able to make an offer, you’ll have the opportunity to review the price and terms before deciding whether to proceed.

Explore Buying Opportunities →
What types of properties does Ambassador Properties sell?

Opportunities vary and may include residential homes in different conditions and price ranges, from properties that need renovations to homes that may be ready for occupancy.

Depending on the transaction, an opportunity may involve a property we own, a property under contract in which we hold a contractual interest, or a transaction involving a business associate. The nature of our interest and role should be explained before you enter an agreement.

How can I find out which homes are available?

You can visit our Homes for Sale page to view currently advertised properties. Inventory changes, and there may be times when no homes are listed.

We also encourage interested buyers to join our Buyers List to share their preferences for future opportunities.

How do I join the Buyers List?

Visit our Buy a Home page and complete the Buyers List registration form.

You’ll be able to share information such as your preferred locations, price range, property type, and purchase timeline. These details help us understand the opportunities that interest you.

Do you work with real estate investors?

Yes. We welcome inquiries from investors interested in residential properties, including potential renovation, rental, and value-add opportunities.

Investors should independently evaluate property condition, market value, renovation costs, and the financial risks before entering any purchase agreement.

Does joining your Buyers List guarantee a property match?

No. Property availability changes, and joining the Buyers List does not guarantee that a home matching your criteria will become available.

The list simply helps us understand your needs so we can share potentially relevant opportunities when possible.

Real Estate Lending

Private Lending

Explore the fundamentals of private real estate lending, how arrangements may be structured, and the risks to consider.

Learn About Private Lending →
What is private lending in real estate?

Private lending generally involves providing funds to a borrower under a documented loan agreement for a real estate-related purpose.

Rather than owning and managing the property yourself, you participate as a lender according to the terms of the specific agreement.

Are private lending arrangements secured by real estate?

Some private loans may be secured by a mortgage or deed of trust, depending on the arrangement.

Prospective lenders should carefully evaluate the loan documents, collateral, lien position, and repayment terms. Security does not guarantee repayment.

Are private lending returns guaranteed?

No. Private lending involves financial risk, including possible payment delays, borrower defaults, and the loss of some or all principal.

Before considering a lending arrangement, review the proposed terms carefully, seek independent professional advice, and understand the risks involved.

Please review our lending disclosures for additional information.
